Canadian home sales hold steady in July

Highlights:

  • National home sales edged up 0.2% from June to July.
  • Actual (not seasonally adjusted) activity came in 9.4% above levels in July 2012.
  • The number of newly listed homes edged down 0.4% from June to July.
  • The Canadian housing market has tightened but remains in balanced territory.
  • The national average sale price rose 8.4% on a year-over-year basis in July.
  • The MLS® Home Price Index (HPI) rose 2.7% year-over-year in July.

According to the latest forecasts conducted by Canada Mortgage and Housing Corporation (CMHC),  relatively slow economic and
employment growth will reduce demand of existing and new homes this year. Easing resale markets and relatively high inventories of new dwellings will significantly lower housing starts in 2013.

JULY 2013 HOUSING STARTS IN QUEBEC

Housing starts in Québec's urban centres were trending at 31,564 units in July, compared to 30,789 in June, according to Canada Mortgage and Housing Corporation (CMHC). The trend is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts.

Contractors took out building permits worth $6.6 billion in June, down 10.3% from May and the first decrease in six months. Despite this decline, the total value of building permits continued to trend upward.

The decrease in June came mainly from the non-residential sector in Quebec and the residential sector in Ontario.
