In recent weeks, I have been fortunate to meet many owners of buildings and discuss the rent increase with them. Two important elements, which you have told me about, have emerged as central concerns.
The Civil Code of Quebec allows to rent a house of which less than a third of the total surface is used for a purpose other than housing, without affecting the residential character of the lease.
Generally speaking, the married or common-law spouse cannot do what he/she wants with the family residence without the consent of the other spouse, regardless of which one of the two spouses owns the property.
